ABKJ successfully provided for and managed an intense land use review process addressing conflicting guidelines per Portland Design Commission and Historic Landmarks Commission, and maintaining the iconic, glass building resting on a concrete, piloti podium, that is clearly visible in the Portland skyline with its tapered crown and contextual reflections.

This Project consists of a total of 3,000,000 sq. ft., including approximately 1,750,000 sq. ft. of residential area, distributed amongst 35 towers. The project includes seven types of residential units, with each tower having a different configuration. The towers have G+10, G+12, and G+14 foors, and stand over a cast-in-situ concrete podium and parking garage.

The residential high-rise towers primarily utilize an “undefined lateral force resisting system” to maximize perimeter glazing and minimize impact of major structural components to maximize overall flexibility in architectural planning and furnishing layouts.
