Cubix-Othello Apartments

The Cubix-Othello project is a 80-unit apartment building with 78% lot coverage on its 7,585 SF footprint. The building itself has 41,100 SF of space total. It is 5 stories of residential modular wood frame (Type V-A) over 2 levels of concrete floor framing (Type 1-A) housing additional residential units, an amenity space, and storage (1 story above grade and a 1 story basement). All 5 typical floors are designed as prefabricated elements, including the 2 stair cores which are precast concrete boxes. The lateral system above the concrete podium consists of the 2 precast stair cores, rather than using wood shear walls, simplifying and easing the on-site construction, increasing cost-efficiency, shortening the schedule, and achieving higher quality finishes due to minimal patching requirements. ABKJ was the structural engineer of record for site shoring and for structural design of the entire building (including the concrete podium, precast concrete core walls, and the wood modules).
